Courtyard House

The Courtyard House range has been developed by architect CHROFI, who have analysed various sites to develop an understanding of the opportunities to create homes uniquely embedded in their stunning location. 

We have created designs that take full advantage of views and aspects, respond to the different orientations, and establish a relationship to the landscape and topography to imagine homes that will function well while connecting with all environments. 

Each house design is capable of being rotated or mirrored to suit the particular qualities of each site. 

The houses are all designed to support a contemporary lifestyle, but range in size and layouts to accommodate different requirements and circumstances.

The exterior finish and interior materials, colours and textures can be personalised to suit individual tastes and needs.

Following on from Courtyard House which was conceived in 2017 and received 2 National Design Awards, we are excited to now release the evolution of this home with the additions of Long Beach House, Bluff House, and Dune House.

The range extends a series of new model homes that combine what CHROFI have learnt from a career of designing coastal homes, with FABPREFAB’s factory precision, speed of construction, economy of material use and sustainable construction techniques. 

The Courtyard House Process

Consultation

We welcome all customers to the factory to view our display suite and production line, at which time we’ll hold a meeting to determine your project vision. For regional and interstate customers, we can hold a digital meeting via Teams.

Concept Design

Work with CHROFI Architects and FABPREFAB to establish and site the design. This includes positioning the floor plan on the site survey, elevation and 3D model viewing to ensure all aspects are captured.

Development Application

We’ll commence work with a town planner and the required external consultants. Once the required information is gathered, we’ll prepare and submit the application for approval.

Design Development

CHROFI will work with you to detail your home to ensure the ultimate design outcomes, securing the desired fittings, fixtures and finishes.

FABPREFAB will be available to provide transparent pricing feedback along the way and finally provide a fixed price contract for the project.

Manufacture + Construct

Your home will commence production in our manufacturing facility conveniently located 55 minutes north of Sydneys CBD.

We’ll also establish the site and commence any site preparation that is required.

Our team will provide you with weekly updates on our client portal and will welcome you for regular visits.

Delivering + Installation

Your home will be carefully delivered in its modular sections. On arrival the modules will be placed, connected and fixed to the site in just one day.

Our team will continue to finalise your new home and any other finishes that the site may require. On completion we’ll provide you with the key to your new home along with a care package and operations manual.

Courtyard House

2 Bedrooms + Flexi Room
1 Bathroom + Powder

Courtyard House is a prefabricated, off grid, modern interpretation of the traditional Australian rural home. It contains a generous kitchen, living and dining area, two bedrooms, and a study. These rooms are surrounded by decks and sheltered courtyards which encourage indoor outdoor living. The design also contains several utility spaces which make country living both practical and easy.

It adapts easily to relatively flat sites and can be rotated or mirrored to achieve an optimal arrangement on the site.

 

Long Beach House

3 Bedrooms
2 Bathrooms + Powder

The Long Beach house is a contemporary coastal beach house with free- flowing living spaces that seamlessly connect with its outdoor living spaces and gardens. The layout is designed with a coastal lifestyle in mind – relaxed, informal, and always connected to the breeze and the movement of the sun. The courtyard lawn is a sun-trap protected from coastal breezes whilst the
deck is all-weather extending its use for outdoor dining and entertaining across all seasons.

The bedroom and bathroom wing is compact with the ability to sleep 8 across 3 x bedrooms, 2 x bathrooms, a laundry and powder room.

Bluff House

4 Bedrooms
2 Bathrooms + Powder 2 Living areas

The Bluff House is a large beach house that caters for large families or even muti-family holiday events. It can sleep 12 and features 2 living spaces for adults and kids, 2 x master bedrooms and 2 x bunk rooms. Its layout is similar to the Long Beach House with free-flowing living spaces seamlessly connected to both its all-weather outdoor entertaining deck, and its protected sunny courtyard lawn. The bedroom and secondary living room each open onto the lawn extending the sense of space available for informal activities or even a nighttime fire.

The compact bathroom areas with powder room and laundry are designed to meet the needs of larger groups.

Dune House

5 Bedrooms
3 Bathrooms + Powder 2 Living Areas

The Dune House is beach house similar in size to the Bluff House but compacted to a smaller footprint spread over 2 x levels. It suits smaller sites or sloping sites where the garden area or flatter part of the site is a premium.
It also caters for large families or muti-family stays sleeping up to 14 and features 2 living spaces, 2 x master bedrooms, a double bedroom and 2 x bunk rooms. Upstairs, the living spaces connect with a large balcony with commanding views to the coast while downstairs, the secondary living room extends onto a north-facing deck immersed in the gardens below.

The 3 x bathrooms, laundry and powder room are designed to meet the needs of larger groups staying in the home.

Exemplary design is at the heart of FABPREFAB’s mission. To fulfil this, we partner with leading architects who share our passion for beautiful, well-crafted, and sustainable prefabricated and modular dwellings. 

Courtyard House was designec in collaboration with CHROFI, an award-winning Sydney-based architectural practice with an impressive portfolio of international residential, public, and commercial projects. 

CHROFI’s approach is highly bespoke. In the case of Courtyard House, they sought to design a unique prefabricated dwelling underpinned by progressive values. The result is aesthetically striking, sustainable and functional. Captured in flexible living areas, indoor to outdoor connections, and a design that encourages a more engaged relationship to the land. 

Courtyard House was awarded Commendations at the 2020 House Awards in the ‘Sustainability’ and ‘New House Under 200 m2’ categories, won the ‘Energy Efficiency’ category at the 2020 Master Builders Association Awards, and was shortlisted in the ‘Top nine best prefabs of 2020’ at the 2020 Dwell International Awards.

Courtyard House is built with high-quality, environmentally friendly materials with ethically sourced Australian timber as its hero material. This includes the use of Cross Laminated Timber (CLT) as the mass timber structural element, and hardwood timber products, for elements such as the external cladding and batten system, ventilation panel to the bedrooms and bathroom. 

This is complemented by full height, double-glazed fixed glass panels to the living area and bedrooms and large aluminium sliding doors, which surround the courtyard and entry to the deck. 

Passive design strategies have also been implemented throughout to ensure maximum comfort and efficiency. The courtyard and outdoor room mediate the Australian environment to provide ventilation and shade while extending the time that outdoor living can be enjoyed in comfort. Slender awnings sit above windows to shade the summer sun while ventilation panels open out to capture the breeze. 

Courtyard House is available in an off-grid version. A water tank captures rainwater for re-use, a roof-mounted solar PV system with battery storage provides electricity for the home, while a bio-septic treatment system, treats waste and irrigates the house’s surrounding gardens. It also has a Bushfire Attack Level (BAL) rating of 29.

Immaculate planning and layout

The interplay between the interior and exterior of Courtyard House is central to its layout, as is the relationship to the environment in which it sits. 

Divided into two parallel wings – one is dedicated to living and the other to sleep. The entry sits alongside the sheltered courtyard, with a mudroom, for storing items, located to one side, before flowing into an open plan living area. 

To one side of the room is the kitchen. Opposite this, the space can be extended, by sliding the doors open, to connect with the courtyard. The breezy dining and living area are bookended by a multi-purpose sheltered deck. 

Balancing practicality with luxury and comfort, Courtyard House ensures easy everyday living. 

A flexible room, which could serve as a study, third bedroom or sitting room, sits between the living area and the sleeping area beyond. Two well-proportioned rooms with built-in rooms are found here, with a bathroom, equipped with a shower, toilet, basin, and storage slots, tucked between them. 

Throughout the house, there are wide windows and large doors that can stack back to bring light, outlooks, and access to the outside. While a sliding screen in the courtyard can be opened out to connect the house to the landscape beyond or closed to create an intimate garden or provide respite from the elements.
