Kit of Parts has been designed to offer a streamlined approach to customisation while leveraging the existing design principles of our Minima architectural housing range.
At its core, we begin with the standard Minima module (7.0 x 3.5m) and arrange these to suit your brief. Modules can be adjusted in length and width by 1–2m, and internal layouts can be modified to accommodate specific needs.
When undertaking a Kit of Parts project, we start with the same suite of windows, bathrooms, joinery, and materials featured in the Minima. From there, adjustments can be made to window sizes and operations, joinery layouts, and material selections—including taps, appliances, and cross-laminated timber (CLT) finishes.
Structurally, your home will be constructed using an internally expressed CLT system, complemented by a concealed metal roof and hardwood external cladding, consistent with the Minima design ethos.
Throughout the process, you will collaborate with TRIAS to refine your design, while FABPREFAB will provide expert guidance on construction logistics and cost considerations—ensuring your project stays true to your vision and budget.
We welcome all customers to the factory to view our display suite and production line, at which time we'll hold a meeting to determine your project vision.

We'll commence work with a town planner and the required external consultants.
Once we have some preliminary planning advice, you'll work with TRIAS Architects and FABPREFAB to establish and site the design.
This includes co-ordinating a design brief with you and producing a hand drawn sketch demonstrating how Minima could be applied to the site and brief.
FABPREFAB will provide you with budget cost estimates based on the design outcomes.
TRIAS will develop the design concept following feedback from step 2. This will include:
Produce CAD drawings.
Detailed site, floor and roof plans, elevations and sections.
Provide initial concepts for unique joinery and finishes where required.
Prepare preliminary advice regarding site services and site works.
Integrate any regulations or authority requirements.
FABPREFAB will provide you with a project cost estimate based on the design development outcomes.
We'll consolidate and submit all of the required information for council review and approval.
Through the application process we'll attend to any additional information required by council.
Prior to or on receipt of your DA we'll commence construction
documentation.
Your home will commence production in our manufacturing facility conveniently located 55 minutes north of Sydneys CBD.
We'll also establish the site and commence any site preparation that is required.
Our team will provide you with weekly updates on our client portal and will welcome you for regular visits.
Your home will be carefully delivered in its modular sections.
On arrival the modules will be placed, connected and fixed to the site in just one day.
Our team will continue to finalise your new home and any other finishes that the site may require.
On completion we'll provide you with the key to your new home along with a care package and operations manual.
